Palmas del Mar is a luxury resort residency that offers beautiful beaches, academic facilities for children, a variety of restaurants, an equestrian center, a world class marina, a hotel & casino, as well as various country clubs and boasts more than 46 acres.

The project was completed in 2013. All residences being sold are brand new.

Amenities at Harbour Lakes include a gated entrance, five pool areas, a spacious clubhouse with gazebo, ample green areas & lush landscaping, running and walking paths and views of the Caribbean Sea.

Renting

There are no additional HOA Harbour Lakes & Palmas del Mar costs related to short-term or long-term rental income.
Property managing companies charge between 20% to 25% commission from gross revenue, which excludes any maintenance costs.

Owning

Palmas del Mar Homeowners association has an annual cost of $875.

Harbour Lakes Homeowners monthly association cost ranges from $129 to $161, depending on the residence’s size. Currently this is the lowest HOA in all of Palmas del Mar.

All residences have 3 bedrooms, 2.5 bathrooms and balcony.
Penthouse residences include a second-floor rooftop terrace.
Residences interiors range in size from 1,529 sq. ft. to 1,897 sq. ft. (excludes outdoor or rooftop terraces)

Banks are currently offering up to 95% on first homes and 90% on second homes, subject to credit approval.
The development is already preapproved with many banks including Banco Popular, First Bank and Santander.

Harbour qualifies for 100% tax exemption on property taxes for 5 years.
After the 5 years, property tax will range from $2,000 to $2,100.
